About the role
Hawthorne Residential Partners is looking for a Community Manager to run day-to-day operations at 1287 Shoals Apartments in Athens, Georgia. It's a full-time, on-site role where one person owns the property's finances, the on-site team, curb appeal, and the overall resident experience — equal parts operator, coach, and community builder.
Responsibilities
- Own the property's financial performance: budgeting, rent collection, delinquency follow-up, and move-out/deposit accounting
- Keep resident and lease records accurate and current in Yardi and Knock
- Walk the property regularly to keep curb appeal and unit-turn quality on track
- Drive occupancy through leasing pushes, renewal strategy, and pricing decisions
- Coordinate with maintenance on work orders and preventive upkeep
- Manage vendor relationships so outside services show up on time and meet quality standards
- Recruit, train, and mentor the on-site team, and lead weekly team meetings
- Plan resident events and build community engagement
- Review lease applications and renewals for accuracy
Requirements
- High school diploma or GED
- At least 2 years of property management experience (leasing consultant or assistant community manager background counts)
- 6+ months as a community manager in multifamily housing strongly preferred
- Hands-on experience with Yardi, Knock, and Microsoft Office strongly preferred
- Valid driver's license required
- CAM, CAPS, real estate license, or other property management credential a plus
